Integrity Funding offers several different programs to meet the needs of homeowners who are facing financial difficulties.

  • Loan Modification

      

    A Loan Modification is a federal government program that changes the terms of your current mortgage.  It helps bring relief to responsible homeowners who either have lost equity in their home and are unable to refinance or are struggling to make their mortgage  payments.  A Loan Modification permanently changes one or more of the terms on your mortgage, it allows your mortgage to be reinstated which results in a payment you can afford.

    Key conditions or terms that can be modified

    • Extending the term of your loan
    • Lowering the interest rate
    • Reducing the principal
  • Short Sale

     

    A Short Sale is when a lender or lenders , through evaluating and negotiating, accept less than what is owed on the property to satisfy the loan or release the lien.

    If your are faced with hardship and unable to meet the obligations on your mortgage payments, the lender  will settle the matter with us as opposed to taking the property through foreclosure.

    This is a list of the most common "hardships" that are accepted by mortgage lenders

    • Loss or Significant loss of income
    • Family illness or injury
    • Divorce or separation
    • Injury or illness within extended family
    • Unexpected increases in living expenses
    • Employment relocation, if there is not enough equity in the property

     

  • Foreclosure

    If you are a homeowner who is about to be foreclosed on, this step could salvage your credit and allow you to move foward with your life.

    A Deed in Lieu of is an option in which Integrity Funding will negotiate with the bank for the homeowner to get back the property, in exchange for a release of all obligations under the mortgage.

    Another program may be where Integrity Funding will find investors to purchase the foreclosed property.

Consumers can find themselves on the phone for hours being connected to different departments and never getting a straight answer.

We know how to speak to the bank.  Saying the wrong thing can lead to losing your other lines of credit.

A package may consist of 21 pages plus all other supporting documents, if the process is not done properly and accurately under the banking guidelines this causes delay, where your file may sit for several weeks before it is reviewed again.

Something to think about

If you had a very important tax return to do that you knew had to be done correctly, would you do it yourself or call an accountant or CPA?
